SECURITY
Security at Franklin House is of the utmost importance. All gates must be closed properly after entering or leaving the premises. If you find a gate open or not properly latched, then it is your duty to close and secure it. Each person is responsible for his/her own room. As far as possible all the windows of your room also need to be secured, with the STEEL-PEGS provided for this purpose.
SMOKING
Franklin House is a SMOKE FREE ZONE. Smoking is not permitted in the House at all. This includes your Bedroom, Toilets and Hallways. The Tobacco Control Amendment Act, 12 of 1999 imposes a fine of R200 for smoking in a prohibited area.
EMERGENCY
There is an EMERGENCY button in each room and one located in the Kitchen. There is an ALARM CONSOL in the front hallway. In case of an emergency one needs to depress the emergency button for at least 2 seconds for it to be activated. The alarm will sound. ADT will dispatch the necessary vehicles and help should arrive within 5 minutes. (F=Fire, M=Medical, P=Armed Patrol)
KEYS
The keys to the premises and to your room should be kept safe at all times. Do not leave your keys lying around and under NO circumstance should they be loaned to friends so that they can gain entrance in your absence.
VISITORS
Relatives and Friends are welcome. You are responsible for the conduct of your visitors. Due consideration must be given to other people in the house. Unruly behavior by your visitors will not be tolerated. Visitors are permitted to sleep over OCCASIONALLY. (Occasionally shall mean, “Not more than TWO nights a week AND not more than TWO weeks in a row”) If they stay for longer than that they will be charged a nightly rate of R100=.
MALICE AND NEGLIGENCE
Malicious intent and/or gross negligence, which is likely to cause injury or bodily harm to any other person or damage to property, will not be tolerated. The SOUTH AFRICAN POLICE will be called upon to handle incidents of this nature.
NOISE
Ringing the doorbell, playing loud music, shouting or clogging up and down the stairs Late at night or in the Small hours of the morning will not be tolerated.
FURNITURE AND APPLIANCES
Furniture and appliances in the kitchen, lounge and laundry are for everyone’s use. DO NOT REMOVE ANY ITEM from its proper place and take it to your rooms for your own use.
GARAGE & STORE-ROOM (UNDER STAIRCASES)
These are STRICKLY out of bounds. The borrowing of tools, cleaning agents and other materials from the Garage or Storerooms for whatever reason, is forbidden.
ELECTRICITY AND WATER
Electricity is expensive and Water is precious. Please be responsible in their usage. Switch OFF all unnecessary lights and appliances, especially HEATERS and the STOVE. And PLEASE DO NOT leave taps running.
FIREPLACES
The Fireplaces in the house are ornamental and CANNOT be used. BAR-heaters, FAN-heaters and FUEL-heaters, such as gas or paraffin are not to be used. Only OIL – RIB Heaters or PANEL Heaters are permitted in the bedrooms.
TOILET FACILITIES
No-one is to urinate in bottles, plastic containers or out of windows. There are TWO latrines for this purpose.
PARKING FACILITIES
Visitors are NOT permitted to use the parking area. There are only SIX parking bays, which are assigned to tenants. Vehicles are parked at your OWN RISK.(1)
PARTIES AND BRAAIS
FRANKLIN HOUSE is not a party place. If you intend holding a PARTY or a BRAAI then you need to find an alternative venue for this. There are plenty of idyllic BRAAI spots and PARTY places dotted around theCapePeninsula. Other Housemates in the house are entitled to peace and quietness. Consideration must at all times be given to Housemates and the neighbors. Music and other noise levels will be kept at a reasonable intensity.
Other Social Gatherings such as having a few friends around for a meal shall end at MIDNIGHT promptly.
DRUGS, ALCOHOL AND FIREARMS
The consumption of Narcotics or any other mind altering substance on the premises is strictly forbidden. Hooliganism, Rowdiness and Drunken behavior will not be tolerated. Firearms are strictly forbidden. The SOUTH AFRICAN POLICE will be called upon to handle incidents of this nature.
LAUNDRY FACILITIES
The Washing Machines have a limited capacity of 5 kg. DO NOT OVERLOAD. DO NOT FORCE THE DOOR HANDLES. Only use FULLY AUTOMATIC washing powder and softening agent.
SWITCH OFF and UNPLUG the clothes iron when you have finished ironing.
KITCHEN HYGIENE
THE KITCHEN WILL BE KEPT CLEAN AND TIDY AT ALL TIMES. Clean up when you have finished preparing food. Wipe the surfaces and throw all waste into the bin. This keeps the flies and cockroaches away and not part of your take-away.
WASHING UP
You are expected to do your own washing-up, drying-up and packing-away. Anything left lying around will be thrown away. This includes your eating utensils and any foodstuffs left lying on the counter-tops. YOUR FOOD AND EATING UTENSILS MUST be kept in your cupboard or in your room.
THEFT
The pilfering of any item from another’s food cupboard or from the refrigerators is actually THEFT and under no circumstance will it be tolerated. The SOUTH AFRICAN POLICE will be called upon to handle incidents of this nature.
DOGS
The Dogs at Franklin House are to remain in the backyard. Care should be taken not to give them a chance to enter the house. Under NO circumstance are the dogs to be taken for a walk.
BICYCLES
The parking of bicycles, mopeds, scooters or any other form of TWO wheeled transport in the house, and that includes the room you are renting , is forbidden. These vehicles should be parked on the SIDE STOEP and in the cycle racks provided.
Any vehicle so stored should be locked and is stored at your OWN RISK.
TELEPONE DIARY
The telephone diary is there to convey messages to your fellow housemates. It is not intended to be used as a commentary nor as a doodle-pad. Please keep your thoughts to yourself when using this instrument. DO NOT for any reason tear pages out of the diary. There are A5 note-pads for this purpose.
